Choosing the Right Agent

Whether you are buying or selling a home, it is important to choose the right agent for your needs. There are some key factors to look at when choosing an agent:

Licensure and Qualifications

Look into the agent’s background and find out about their licensure and qualifications. Agents are required to have certification from the state in which they practice. A Realtor is a member of the National Association of Realtors, a professional organization that maintains high standards for its members and is committed to excellence in the industry. Always ask to make sure the real estate that you are working with has an active license in MA.

Experience

Choose an agent or Realtor with regards to their experience. This does not necessarily mean to choose the one with the most years under their belt, or the highest number of properties bought or sold. Look into what their experience entails. If you are searching for a home in the range of several hundred thousand or a million dollars, it might be prudent to go with an agent who specializes in that price range and area. They may have a high rate of success, but not in the market in which you a looking to buy or sell. Try to match the best agent that knows your area and your market in the most precise manner possible.

The number of years of experience is something to take note of, however. An agent with fewer years in the industry may not have as much as experience as others, but it does not mean they won’t do a good job. If you know that you are a hard client to please or your house might prove more difficult to sell, certainly choose an agent with more experience to better suit your needs.

Current Listings

Get a list of the agent or Realtor’s current listings. See if what they have available matches your needs.  If the homes are out of your price range, keep searching for an agent with homes that fit into your budget. If you are selling, check out the prices that the agent has sold previous homes at.  See if they are working within the range that you would like to sell your home for. Different agents specialize in different clientele. Don’t worry if you have to check out more than one agent to find a good fit.

Also, when checking out listings, ask the agent or Realtor about other homes for sale in the area. A good agent will know the market in which they work, even if the home is not one of their listings.

Finally, choose an agent that you are comfortable with. Talk with them about your expectations and ask any questions that you might have. Consider their answers and make your decision based on who would best meet your needs as far as buying or selling your home.
